Brussels registration duties — high rate, generous rebate

In Brussels, the basic registration duty rate is 12.5% — one of the highest in Europe and clearly more than in Flanders (2%) or Wallonia (3%). But unlike these, Brussels offers a rebate mechanism that exempts the first €200,000 of your home from duties.

The rebate in detail

The Brussels mechanism works as an exempted slice: you pay no registration duties on the first €200,000 of your purchase price. The remainder is subject to the 12.5% rate. This gives a direct €25,000 savings (12.5% × €200,000) for every buyer who meets the conditions.

Conditions to qualify

The rebate doesn't apply automatically to everyone. You must meet several cumulative conditions — meaning all of them at the same time.

The property must be in Brussels The rebate only applies to properties located in the Brussels-Capital Region. Not in the peripheral municipalities of Wallonia or Flanders.

You must be a natural person Companies and legal entities cannot benefit from the rebate. The amount must be included in the purchase price and all charges imposed on the buyer.

💡 Important exception — resale within 2 years

Already own a property? It's not necessarily a blocker. If you sell your current property within 2 years of the new purchase deed, you can still benefit from the rebate — but afterwards, via refund. The notary will explain the procedure.

The energy bonus: up to €31,250 extra

Something many people don't know: the rebate can be increased if you commit to improving the energy performance of the property you buy.

If you improve the EPC of your home by at least 2 classes within 5 years, the base rebate of €200,000 increases to €250,000. The total savings then climb to €31,250.

The works must be carried out within 5 years after the deed registration date. The deadline to establish domicile in the property is also extended to 5 years (instead of 3). The EPC certificate must be drawn up by an accredited certifier.

How to claim the rebate concretely?

Good news: you don't have to undertake complicated procedures alone. The notary handles everything when signing the authentic deed. He verifies you meet the conditions, mentions the rebate in the deed and applies the right rate automatically. Important: make sure your notary knows you meet the conditions and provides for it in the deed. Without explicit mention, you'll pay full duties.

Brussels vs Wallonia vs Flanders — who pays the least?

Even with the rebate, Brussels remains the most expensive region tax-wise to buy. But the rebate remains very significant help — without it, you would pay €43,750 in Brussels for the same €350,000 property.

📰 What does the Brussels government plan?

The Regional Policy Declaration provides for raising the ceiling from €600,000 to €800,000 in 2029. However, the rebate amount itself (€200,000) will not be increased. Brussels will therefore remain less fiscally competitive than its neighbors for real estate purchases.
