How does it work?
The analyzer runs several engines in parallel, each looking at one aspect of the deal:

| Mortgage | Rate 3.5%, 25-year term, 20% down payment on total cost. |
| Recurring charges | Declared charges + €80/month flat (maintenance + insurance). |
| Rent if unspecified | Surface × median rent per m² of the city × EPC/condition multipliers. |
| Market price per m² | Internal reference, updated (2026) for 17 Belgian municipalities. |
| Airbnb score | +35 if big city, +15 if ≤ 70 m², +10 if EPC A/B/C, +10 if renovated. |
The analyzer gives a quick estimate to help you filter properties before viewing. It doesn't replace an on-site appraisal, an inventory of fixtures, or the advice of a notary or accountant. The assumptions are intentionally simple — for a real decision, double-check the numbers.
